Solar Carports: When the Extra Cost Is Justified

A solar carport costs materially more per installed kW than a rooftop array – commonly 50-90% more, sometimes higher. You are building a steel structure as well as a solar array.

Sometimes that is clearly justified. Often it is not, and the decision deserves more scrutiny than it usually gets.

Where the extra cost goes

  • Structure. Steel frames, foundations, and design for wind and snow loads on an elevated free-standing structure. Frequently the largest single element.
  • Groundworks. Excavation, foundations, reinstatement of surfacing. Cost varies enormously with ground conditions – a car park over made ground or with unknown services underneath is a different proposition from clean subsoil.
  • Longer cable runs from a car park to the building's electrical intake.
  • Drainage and water management, which becomes a design element rather than an existing condition.
  • Lighting and often EV charging, usually integrated.

What you get that a roof does not give

Optimal orientation and tilt. A carport can be designed at the ideal angle facing the ideal direction, unconstrained by building geometry. On a site whose roof faces poorly, this can produce meaningfully better specific yield.

No roof structural constraint. Where the building cannot take the load, the car park can.

No roof warranty or membrane risk. No penetrations, no coordination with the roofer, no removal required when the roof needs replacing.

Vehicle protection. Shade, hail and snow protection. Genuinely valued by employees and customers, and in hot climates it reduces vehicle cooling load noticeably. Hard to put a number on, but not zero – and for retail or hospitality sites it can be a real amenity.

Natural EV charging integration. Chargers under a carport with local generation is a coherent arrangement, and the structure provides mounting and containment.

Visibility. A carport is seen. For organisations where demonstrating sustainability commitment has value – retail, education, corporate headquarters – that visibility is part of the return, even if it does not appear in the energy model.

When it stacks up

Carports tend to make sense when several of these apply:

  • Roof area is unavailable, unsuitable, or structurally incapable.
  • The roof is near end of life and you do not want to install then remove.
  • EV charging is planned anyway, so some infrastructure cost is shared.
  • The site values visible commitment.
  • Car park surfacing needs renewal regardless, so groundworks overlap.
  • Ground conditions are straightforward.

When it does not

  • Perfectly good, structurally sound roof sitting empty.
  • Difficult ground, extensive buried services, contaminated land.
  • Car park subject to future development plans.
  • Leased site with a short remaining term.
  • The decision is being driven by appearance while cheaper capacity is available on the roof.

Practical points that affect cost

Column placement versus parking layout. Columns must land between bays without losing spaces. Retrofit into an existing marked layout is more constrained than designing both together. Losing parking spaces has a cost, sometimes a planning consequence.

Snow load and clearance. In snow regions the structure carries substantial load and snow sheds off the array edge – which needs somewhere to go that is not a pedestrian route or a parked vehicle.

Height. Enough clearance for the vehicles that actually use the car park, including occasional vans and service vehicles. Getting this wrong is expensive to correct.

Buried services. Survey before design. Discovering a main during foundation excavation is the classic carport cost overrun.

A reasonable approach

Fill the roof first, where roof capacity exists. Then evaluate the carport for additional capacity, with its full cost compared against its full benefit – including the amenity and charging value, honestly assessed rather than assumed to be large.

Carports built because the roof was full are usually good projects. Carports built while the roof sat empty usually needed a better justification than they were given.
